Ruby is a sales agent in a brokerage firm that engages in exclusive seller agency. She represented Martin in sale of an investment property she had been leasing to a tenant for several years. Since the first property worked out so well, Martin wants to buy another investment property listed by Ruby's firm. Ruby did such a great job selling the rental house, Martin now wants Ruby to represent him in the purchase of the property. What is the best course of action for Ruby

The best course of action that Ruby has to take is to tell Martin that she cannot represent him in the purchase of this property.

Why Ruby cannot represent him?

This is because she is into the selling of property. The first line of job that she does is to act as an agent for those selling.
